Charleston Military – Time is Running Out to Claim the Federal Home Buyer Tax Credit
Congress acknowledged the unique circumstances affecting members of the military, the Foreign Service and the intelligence community by extending the Home Buyer Tax Credit for qualified service members.
The extension applies to any individual (or spouse) who serves on qualified official extended duty service outside of theUnited States for at least 90 days during the period beginning after Dec. 31, 2008, and ending before May 1, 2010.
The federal home buyer tax credit ranges up to $8,000 for first-time Charleston AFB home buyers and up to $6,500 for existing homeowners. Existing homeowners must have lived in their “main home” through 5 of the last 8 years to be eligible.
Claiming the federal tax credit is a two-step process. First, eligible Charleston military must be under contract for a new home on or before April 30, 2011. The home’s closing must then occur on or before June 30, 2011.

Buying a home should be fun, not stressful. But as most of you know… this is not always the case! Here are some tips to keep in mind as you look for your next home in the Charleston AFB area……
1. Find an agent you actually want to spend your weekends with!Home buying is not only a big financial commitment, but also an emotional one. Looking for a home can be a long process….and often involves many weekends spent side by side with your agent. Wouldn’t you rather spend this time with someone you actually like? If you groan every time your agent’s number shows up on called ID – then you have the wrong agent!
2. Everyone you know doesn’t need to like the house!It’s natural to want lots of reassurance for such a big decision….but you know what they say about opinions!
The ONLY opinion that truly matters is YOURS! Only you know the wants and needs of your Charleston military family – not your neighbor, or your boss, or even dear old Mom……
3. Understand that your dream home may not be perfect!Perfect location but hate the shag carpet? Dream kitchen except for the pink floral wallpaper? Great school district but not crazy about the landscaping? Don’t despair….. Just figure out what your top priorities are and go for the things that are most important to you. Don’t sweat the small stuff!
4. Do you want the house or the last word? Negotiation is definitely part of buying a home, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love. You don’t need to be Gordon Gekko…..you need to be smart and logical and know when to say YES!
5. Plan accordingly!Don’t wait until you’ve found your dream home to get approved for a mortgage. Getting pre-approved for a home mortgage should be the FIRST thing you do when you’re ready to buy a home in Charleston…..Would you fill up your cart with groceries and wait until the check out line to figure out how much you can afford? And how you’re going to pay? I think not!
Bottom Line – Buying a home is a wonderful thing! Whether you’re a property virgin or an old pro, there’s nothing that compares to the feeling of finding the right home for you and your family. So keep that chin up! Remember to enjoy it!

Charleston AFB Buyers - Don't Wait Too Long!
As discussed in my last blog, unless you are a cash buyer, you have to consider the cost of financing the home.

Today buyers have a unique opportunity….
· Historically low interest rates
· The ability to lock in rates for thirty years
According to Freddie Mac, from 2006 to the start of the financial crisis in 2008, the average rate was 6.29%. Since then, the average rate has been 4.92%.
Today, a Charleston AFB home buyer can get a 30 year-fixed-rate-mortgage at approximately 5%. However, rates these low may soon disappear.
In the administration’s REFORMING AMERICA’S HOUSING FINANCE MARKET: A REPORT TO CONGRESS, the government states:
…our plan also dramatically transforms the role of government in the housing market. Going forward, the government’s primary role should be limited to robust oversight and consumer protection, targeted assistance for low- and moderate-income homeowners and renters, and carefully designed support for market stability and crisis response…
Under our plan, private markets … will be the primary source of mortgage credit and bear the burden for losses.
According to AnnaMaria Andriotis, writer for Market Watch:
“In the proposals were changes that will mean more expensive mortgages, with higher fees and, probably, higher interest rates, larger down payments and, in the near term, fewer lenders to choose from.”

Charleston AFB/JointBase - Buy Low as the Saying Goes....And Now is the Time!
We’ve all heard the saying “Sell High, Buy Low” – and this is obviously great advice. The hard part is – knowing when the price has hit bottom……
Today we are seeing more evidence that the COST of a home in the Charleston AFB area, has in fact hit bottom. Unless you are an all cash buyer, you must take into consideration the expense of financing a property to determine the true cost of purchasing the home. Interest rates have increased over the last quarter; and the rise in rates has counteracted any fall in prices.
For example:
In November 2010, the interest rate was 4.17%. So a $200,000 Charleston AFB home would have cost you $974.54 per month (principle and interest).
Today, let’s say the same house as above is now priced at $192,000 – but the interest rate is now 4.95%. – SO your monthly payment will now be $1,067.54 (principle and interest).
By waiting to pay less for the PRICE of the house, the COST increased $93 a month. That adds up to $1,116 a year and over $33,000 over the life of the loan.
