Charleston JointBase - Buying a Home Should be FUN!

Charleston JointBase – Homebuying Should be FUN!

Buying a home should be fun, not stressful. But as most of you know… this is not always the case!   Here are some tips to keep in mind as you look for your next home in the Charleston JointBase area……

1. Find an agent you actually want to spend your weekends with!
Home buying is not only a big financial commitment, but also an emotional one.  Looking for a home can be a long process….and often involves many weekends spent side by side with your agent.  Wouldn’t you rather spend this time with someone you actually like?  If you groan every time your agent’s number shows up on called ID – then you have the wrong agent!

2. Everyone you know doesn’t need to like the house!
It’s natural to want lots of reassurance for such a big decision….but you know what they say about opinions!

The ONLY opinion that truly matters is YOURS!  Only you know the wants and needs of your Charleston military family – not your neighbor, or your boss, or even dear old Mom……

3. Understand that your dream home may not be perfect!
Perfect location but hate the shag carpet?  Dream kitchen except for the pink floral wallpaper?  Great school district but not crazy about the landscaping?  Don’t despair….. Just figure out what your top priorities are and go for the things that are most important to you.  Don’t sweat the small stuff!

4. Do you want the house or the last word?
Negotiation is definitely part of buying a home, but trying to “win” by getting an extra-low price or by refusing to budge on your offer may cost you the home you love.  You don’t need to be Gordon Gekko…..you need to be smart and logical and know when to say YES!

5. Plan accordingly!
Don’t wait until you’ve found your dream home to get approved for a mortgage.   Getting pre-approved for a home mortgage should be the FIRST thing you do when you’re ready to buy a home in Charleston…..Would you fill up your cart with groceries and wait until the check out line to figure out how much you can afford?  And how you’re going to pay?  I think not!

Bottom Line – Buying a home is a wonderful thing!  Whether you’re a property virgin or an old pro, there’s nothing that compares to the feeling of finding the right home for you and your family.  So keep that chin up!  Remember to enjoy it!

Charleston Military Families: Great Reasons to Sell Your Home during the Holidays

Charleston Military Families: Great Reasons to Sell Your Home during the Holidays
Some may think that listing a house during the holidays is a bad idea, but some Military families in Charleston need to purchase by January 1……so waiting may put you at a disadvantage. Here are some great reasons why you should list your home for sale during the holidays:
  1. Military families in Charleston who look for a home during the holidays are serious buyers.
  2. Military families in Charleston have fewer houses to choose from during the holidays and less competition means more money for you!
  3. Since the supply of listings will dramatically increase in January, there will be less demand for your home… Less demand means less money for you!
  4. Houses show better when decorated for the holidays.
  5. Some people must buy before the end of the year for tax reasons.
  6. January is traditionally the month for military employees/employees of Charleston AFB to begin new jobs. Since transferees cannot wait until spring to buy, you must be on the market now to capture that market.
  7. You can sell now for more money and still ask for a delayed closing or extended occupancy until early next year.
  8. By selling now, you may have an opportunity to be a non-contingent buyer during the spring, when many more houses are on the market for less money! This will allow you to sell high and buy low.
Don’t delay! List your home with Military Homes of Charleston today!

Charleston AFB - Selling Your Home with Military Homes of Charleston

We are quite fortunate at Military Homes of Charleston, as our business is largely based on referrals...former clients, friends, business professionals and even former real estate agents. We credit this good fortune to our ability to not only sell homes, but also to the high level of service we provide to our clients.

At Military Homes of Charleston, we prefer to have fewer listings, so that we can provide exceptional service to our clients. When we accept a new listing, we are committing our time, knowledge, creativity, expertise and finances to get our client the best price, the best deal, and the smoothest transaction.

Just as sellers should be selective when choosing a Realtor to list their home, we are also selective about who we work with……As we commit 100% to our clients, and we expect the same commitment in return.

Sellers have to answer two questions before listing with Military Homes of Charleston:
• Are you 100% ready to sell your home?
• Are you 100% certain you want to use Military Homes of Charleston?

Until you are 100% sure…you are not ready to list. We are not asking "Will you try us for a few months and then switch to another agent?"

Our goal at Military Homes of Charleston is to not only sell your home, but to establish a long term professional relationship.

If you’re ready to sell your home, and want a Real Estate team that can provide personal attention and exceptional service – then contact Military Homes of Charleston today.   We would be honored to work with you.

Charleston AFB – Thinking of Selling? NOW is the TIME!

Charleston AFB – Thinking of Selling?  NOW is the TIME!

Many recent reports show that home values have increased slightly this past quarter. BUT remember…..prices are determined by supply and demand.

While it is true that demand has increased….the supply of homes is being impacted by legal issues. The number of foreclosures coming to the Charleston AFB market has slowed dramatically by the courts as the banks continue to struggle with paperwork. This inventory (i.e. YOUR COMPETITION) will eventually find its way to the market and most likely have a negative impact on home values.

This diagram helps explain what is happening (courtesy of the KCM Group):

SummaryIf you are thinking of selling soon, then NOW may be the best time!  Right now, there is a small window of opportunity in the Charleston AFB market…..So GO GET YOUR BEST PRICE before you have to compete with even more inventory.
